Real Estate

Property rights are a cornerstone of our modern society, and at Svensson Nøkleby, we pride ourselves on our robust expertise in this domain. Our extensive experience spans from managing large-scale property development projects to providing counsel on the acquisition, sale, and leasing of real estate.
The field of real estate law encompasses all legal aspects related to real estate, including transactions, leasing, development, and property management. Mastery in this area demands a thorough understanding of relevant laws and regulations, as well as insights into market trends and economic factors influencing the real estate market. Our attorneys possess substantial expertise in real estate law and deliver bespoke legal advice to both private individuals and commercial entities. We offer comprehensive services ranging from property transactions and due diligence to the drafting and negotiation of lease agreements, as well as the resolution of disputes and litigation related to real estate.

We recognize that property involves values, investments, and often a long-term vision. For individuals, purchasing and selling property typically represents the most significant investment they will ever make, often occurring only a few times in their lifetime. It is therefore prudent to seek professional guidance. The same applies when unforeseen defects in the property arise post-purchase.

In particular, we assist within the following areas:

    Our services also include:
  • Ground Lease
    • A ground lease is a special form of tenancy where the land is leased for an extended period, often spanning several generations. Several of our lawyers specialize in this area, assisting both leaseholders (tenants) and lessors (landowners) in navigating the challenges that may arise in connection with ground lease agreements. They provide advice on the establishment and transfer of lease contracts, the adjustment of ground rent, and the extension and redemption of ground lease arrangements.
  • Lease Agrements
    • We draft and review lease agreements for both landlords and tenants, for commercial and residential properties, and we provide advice on rights and obligations in the tenancy. We also assist in disputes related to lease agreements.
  • Property Settlement
    • Property settlement encompasses all purchases and sales involving a transfer of ownership of a property. Three of our lawyers are authorized by the Financial Supervisory Authority of Norway to conduct property settlements.
  • Disputes Regarding Defects After Purchase/Sale
    • The Alienation Act regulates disputes in the purchase and sale of used homes, while the Housing Construction Act applies if you have purchased a new build. A dispute typically arises after a home sale when the buyer discovers hidden defects and deficiencies. We assist both buyers and sellers in such disputes.
