- A dispensation is a special permission that the municipality can grant based on a written application to permanently or temporarily deviate from provisions in the Planning and Building Act, associated regulations or decisions, zoning plans, and regulations. A dispensation application must always be justified, and certain criteria must be met. We can assist with the preparation and input for applications.
Building applications
- To construct a building on your property or make various changes to an existing building, you normally need to apply for and obtain a building permit from the municipality before you begin. We provide advice in building application processes and with comments on building applications.
Physical development agreements
- The term physical development agreements covers a wide range of agreement types entered into between municipalities and developers or landowners, regulating many different ddressing various aspects of development. We offer expert assistance in engaging with government authorities and negotiating development agreements.
Appeals
- Anyone considered an affected party in a case processed under the Planning and Building Act can appeal the municipality's individual decision. There is a deadline for filing an appeal, and certain formal requirements must be met. We help you assess the grounds for an appeal and draft the appeal.
